Move-In Costs: A security deposit of $2,950 plus the first month's rent is required at lease signing. Renter's Insurance (Required): Due to the private pool, tenants must carry active renter's insurance with a minimum of $100,000 in personal liability coverage. The landlord must be explicitly listed on the policy as an "Additional Interest." Smoking Policy: This is a strict non-smoking property. Smoking or vaping of any kind is prohibited inside the home and the garage. Utilities: The tenant is responsible for setting up and paying for all standard utilities (electric, water, trash, internet, etc.) in their name. Pet Policy: We are pet-friendly! Pets are subject to landlord approval, as well as breed and weight restrictions. There is a $400 pet fee/deposit per approved pet. (non-refundable pet fee, as permitted by Arizona law). Tenants are responsible for day-to-day upkeep, which includes regularly replacing HVAC filters, preventing plumbing clogs, and keeping the low-maintenance artificial turf brushed and free of debris or pet waste. Important Policies: Rent is due on the 1st of the month. A 5% late fee applies to payments received after the 5th. Due to the private pool, tenants are required to sign and strictly adhere to a Pool Safety Policy. This includes ensuring all pool gates and child-resistant deadbolts are securely closed and latched at all times.
