Tenant is responsible for gas and electric utilities. Owner pays water and trash. Rent is due on the 1st of each month. A $100 late fee will be charged if rent is not received within a 5-day grace period. An additional $10 per day will be charged for each day rent remains unpaid after the grace period. First month's rent of $1,200 and a security deposit of $1,200 are due at signing. Total move-in cost: $2,400. No pets allowed. No smoking or vaping permitted inside the unit. Tenant is responsible for maintaining cleanliness of the unit and basic upkeep, including light bulbs, HVAC filters, and general upkeep. No subleasing, Airbnb, or additional occupants without written landlord approval. Maintenance requests must be submitted in writing. Any returned or failed payments will incur a $50 fee.
