    This one bedroom, one bathroom apartment is in a great, central location in Denver. The unit is approximately 611 square feet, with a large balcony that oversees the West Wash Park neighborhood. This unit and building are pet friendly. The apartment is on the highest level and has easy access to the shared rooftop patio just down the hall. Floors in the kitchen, bathroom, and bedroom are brand new. The building is equipped with an updated gym on the bottom level, in addition to bicycle storage. There is a laundry room on the second floor; unfortunately, no in-unit washer/dryer. The neighborhood has a lot of options for bars and restaurants. Additionally, it is a 3-5 minute walk away from South Broadway. It's about a 15-20 minute walk away from Washington Park. This unit comes with a large parking spot behind the building, although street parking is always very easy to find. The water bill is included with the rent, as is the heat. Electricity and internet are utilities that the renter would need to arrange. I purchased this unit back in 2020 and lived in it for a few years. While it is quaint, I absolutely adored the neighborhood, my neighbors, and the access to the balcony, which my cat loved being on. During the summer months, I would frequently hold gatherings on the rooftop patio. I'm looking for a tenant to move in ASAP. The floors will be finished this Saturday, December 7th, so ideally ready to move in on Sunday, December 8th. Please feel free to ask questions, as this is the only property I own and I would love to give you any details you're looking for. Tours available during weekends. Thanks! Renter is responsible for Internet and Electricity. Water/Heat are included with rental costs. I'm open to lease lengths, but would prefer the lease be either 6 months or 1 year long term. Looking for someone to move in ASAP, so December's rent will be pro-rated, based on when the move-in date occurs.
