If you needed a second bedroom, the kitchen, which spans two rooms (one of which has laundry please note that photos were taken before the washer and dryer were installed) could be consolidated into one, leaving the laundry room as a second bedroom. We are not doing this conversion because the bathroom would still only be accessible through the master bedroom, so while it would work for a small family, it is not suitable for roommates, and we are therefore not converting it nor listing it as a two bedroom. Both rooms of the kitchen are large enough for a table. The living room is particularly large, with natural light on two sides (three when the bedroom door is open). The bedroom is on the side away from Oak St and is blissfully quiet, with the full and newly renovated bathroom en suite. There is full access to a large outdoor space around the property, shared with the upstairs neighbors. You will note that a train track runs next to this house. It is not Amtrak or a heavy freight line. Trains are rare and when they do pass they pass very slowly (I know as I live next to the very same line a couple blocks away). Heat and hot water are tenants' responsibility, and both are provided by a super efficient wall mounted condensing combi boiler, which runs on propane. Electricity is also tenants' responsibility. One off-street parking spot is included. Owner pays water/sewer bill. Other utilities are tenants' responsibility. Renter's insurance strongly encouraged.
