Tenant is responsible for maintaining all shrubs, trees, grass, and landscaping in a healthy and living condition and shall comply with all City of Round Rock watering restrictions and ordinances. Unless restricted by the City, landscaping must be watered a minimum of two (2) times per week. Tenant shall pay all connection fees, service fees, usage fees, and all other costs for all utilities servicing the Property, including but not limited to electricity, gas, water, wastewater, trash/garbage, telephone, alarm monitoring systems, cable, and internet services, except Landlord shall pay HOA dues only; any HOA violations, fines, or penalties resulting from Tenant's actions or inactions shall be the responsibility of Tenant. Due to the Property being equipped with solar panels, the electricity account shall remain in Landlord's name; Tenant agrees to pay the full monthly electricity charges incurred at the Property as billed by the electric utility provider, and Landlord shall provide a copy of the bill for reimbursement within five (5) days of receipt; failure to reimburse timely shall be considered additional rent and subject to late fees under this Lease. Tenant acknowledges that solar energy production may vary and no minimum or maximum utility cost is guaranteed. A maximum of two (2) dogs are permitted on the Property with prior written approval from Landlord; no other pets are allowed without written consent, and Tenant is responsible for all damage caused by pets. Tenant shall replace HVAC air filters every sixty (60) days, shall not make alterations or install satellite dishes, security cameras, or smart devices without written permission, shall be responsible for plumbing damage caused by misuse (including flushing improper items), and shall maintain renter's insurance with a minimum liability coverage of $100,000 for the duration of the Lease.
