Lease is from July 1, 2026 to June 25, 2027. I pay for water and trash. Rent is due on the 1st and late on the 5th. There is a $50 fee for late payment or insufficient funds on payment. Gas bill will be divided by 6 at the end of the lease and be taken out of the deposit. Tenant is not required to clean unit. Landlord will hire a cleaning company to clean the unit. Usually that is no more than $150 per tenant. There is no going on the roof. $100 fine per person each incident. If a window is broken either by the tenant or someone else the tenant will have to pay to replace. If sinks or bathtubs are clogged this is the tenants responsibility to pay for the service. Unless a plumber says this should be the responsibility of the landlord.
