Rent & Payments Rent is due on the 1st of each month. Late fees apply after the grace period (usually 3 5 days). All utilities not specified in the lease are the tenant's responsibility. No partial payments unless approved. 2. Occupancy Only persons listed on the lease may occupy the home. Overnight guests (over 14 days in a 60-day period) require approval. Subletting or Airbnb-style rentals are strictly prohibited. 3. Pets (If Allowed) Maximum of 2 pets unless otherwise approved. No aggressive breeds. Non-refundable pet fee + monthly pet rent required. Pets must not cause noise, damage, or disturbances. All pet waste must be picked up immediately. 4. Maintenance & Repairs Tenant must report maintenance issues promptly. Tenants are responsible for: Replacing air filters (every 60 90 days) Light bulbs Smoke detector batteries Keeping drains clear No unauthorized repairs or alterations. Tenant liable for damage caused by negligence or misuse. 5. Cleanliness & Property Care Keep the home clean, sanitary, and free of pests. Trash must be disposed of properly and on scheduled pick-up days. No accumulation of items on patios, balconies, or porches. No smoking or vaping inside the home or garage (unless designated). 6. Parking & Vehicles Park only in assigned spaces, garage, or designated areas. No parking on landscaped areas or blocking neighbors' garages. No inoperable, unregistered, or oversized vehicles stored on the property. Guest parking is for guests only. 7. Noise & Neighbor Relations Quiet hours: 10 PM 7 AM No loud music, parties, or disruptive behavior. Be respectful of shared walls, driveways, and outdoor spaces. 8. Alterations No painting, installing TVs, shelving, security systems, or modifications without written approval. No satellite dishes unless approved and installed according to HOA rules. 9. Smoking/Vaping Policy No smoking or vaping inside the home or garage. Outdoor smoking must not disturb neighbors and must comply with HOA rules. 10. HOA Rules (If applicable) Tenants must comply with all HOA policies including: Parking Trash removal Landscaping Snow removal rules Exterior decor 11. Safety Do not disable smoke detectors, CO detectors, or security devices. Keep doors and windows locked when away. No hazardous chemicals, firearms misuse, or illegal activities. 12. Move-Out Requirements Provide written notice per lease terms (usually 30 60 days). Property must be returned clean and in the same condition as received. All keys, fobs, and garage remotes must be returned. Tenant responsible for cleaning fees or damages beyond normal wear. Additional Rules (Highly Recommended) 13. Renter's Insurance Tenant must maintain renter's insurance with at least $100,000 liability. Proof required before move-in and upon renewal. 14. Waterbeds & Large Aquariums No waterbeds allowed. Aquariums over 30 gallons require written approval and additional deposit. 15. Space Heaters Only UL-listed electric space heaters are permitted. No kerosene, propane, or open-coil heaters. Must be used safely and kept clear of flammable items. 16. Garage Use Garage must be used primarily for vehicle parking. No full-garage gyms, workshops, or living spaces. Moderate storage allowed if it does not block entrances or safety devices. 17. Landscaping & Snow Removal If HOA handles exterior: Tenant must maintain patios and keep the area tidy. If tenant responsible: Must shovel walkways/driveway and keep entry areas clear. 18. Trash Bin Rules Trash bins may be set out no earlier than 6 PM the night before pickup. Must be retrieved by 9 PM the same day. Bins must be stored in the garage or designated area per HOA rules. 19. Pest Prevention Tenant responsible for maintaining a clean environment to prevent pests. Landlord handles major infestations (termites, carpenter ants, etc.). Tenants may be billed for pest issues caused by poor housekeeping. 20. HVAC Filter Requirement Tenant must replace HVAC filters every 60 90 days. Damage caused by failure to replace filters may be charged to tenant. 21. Prohibited Items & Activities No illegal substances, stolen goods, or commercial activities. No onsite vehicle repairs, oil changes, or hazardous materials storage. 22. Car Washing / Drainage No washing cars or draining fluids on the driveway or street unless HOA allows it. No chemical dumping. 23. Package Delivery & Porch Conduct Packages should be retrieved promptly to prevent theft. No leaving items, furniture, or clutter on the porch or entryway. 24. Window Coverings Only neutral, professional window coverings are allowed (no blankets, sheets, or foil). Tenant may not remove existing blinds without approval. 25. Barbecues & Outdoor Cooking Only propane or electric grills permitted (if HOA allows). No charcoal grills, fire pits, or open flames on balconies or patios. 26. Air Conditioning & Heating Use AC must not be run with windows open. Thermostat misuse resulting in system freeze or damage may be charged to tenant. 27. Toilet & Plumbing Rules Only toilet paper may be flushed. No wipes, feminine products, paper towels, diapers, or grease down drains. Tenant will be responsible for clogs caused by misuse. 28. Storage Restrictions No storage in common areas, outside walkways, or around HVAC/water heater units. Storage on balconies/patios must be minimal and HOA-compliant. 29. Holiday Decor Exterior holiday decor must comply with HOA rules and be removed within 14 days after the holiday. 30. Light Bulbs & Batteries Tenant responsible for replacing all standard bulbs and batteries during tenancy. Specialty bulbs provided by landlord once; tenant replaces thereafter. 31. Mold & Moisture Prevention Tenant must use bathroom fans during showers. Report any leaks immediately. Avoid blocking air vents to maintain proper circulation. 32. Appliance Care Keep dishwasher, washer, and dryer free of debris. Clean dryer lint trap after each use. Misuse causing damage may be charged to tenant.
