Tenant is responsible for: Routine cleaning and upkeep Yard maintenance (unless otherwise stated) Replacing light bulbs, smoke detector batteries, air filters Reporting issues within 24 hours to prevent further damage Tenant is liable for damages resulting from failure to report issues promptly. 3. Insurance Requirements Tenant must carry renter's insurance with minimum liability coverage of $100,000. Proof required within 48 hours of move-in. Homeowner's insurance does not cover tenant property. 7. Pets (If Allowed) Pets must be pre-approved in writing. Tenant accepts all liability for pet-related damage or injury. Additional pet deposit and pet rent may apply. Breed-restricted or aggressive animals prohibited. 8. Entry & Access Homeowner may enter the property with proper notice as required by state law for: Repairs Inspections Safety checks Reasonable access for future tenants or buyers Emergency entry without notice is permitted. 9. Pool / Spa Liability (If Applicable) Tenant agrees that: Homeowner is not responsible for injury, drowning, slip-and-fall, or misuse. Tenant accepts all risk associated with any pool or spa. Tenant must maintain proper water level, cleanliness, and safety. 10. Hold Harmless for Utility or System Outages Homeowner is not liable for: AC/heat failure Power outages Water shutoffs Internet or cable interruptions Appliance malfunction Tenant may not withhold rent for these issues unless required by law. 11. Early Termination & Abandonment Breaking the lease early results in early termination fees, unpaid rent, marketing costs, and repairs. Property left abandoned may be entered and secured by Homeowner. 12. Legal Compliance Tenant must: Follow all HOA rules (if applicable) Comply with state/local laws Not disturb neighbors, cause noise violations, or create nuisances 13. Default & Remedies Homeowner may issue notices or pursue legal remedies for: Late or unpaid rent Lease violations Unsafe behavior Unauthorized occupants Damage to property Tenant is responsible for all legal fees permitted by law. 14.
