Tenants are responsible for all utilities including propane. Tenancy includes use of the Gold Ridge Forest HOA's recreational facilities. Use of the facilities is a privilege that requires strict adherence to the HOA's rules and regulations. Tenants are responsible for routine maintenance of the property's portion of the shared roadway in a manner that keeps it free of snow and debris. Tenants are responsible for maintaining outdoor landscaping in accordance with fire safety regulations. Tenants may choose to waive this responsibility in which case Owners will provide landscaping service for an additional $300 per month rent. Hot tub use is optional. Should Tenant choose to enjoy the hot tub during their residency it shall be at Tenants own risk and Tenants will be responsible for providing for its care and maintenance. Additionally, it is the Tenants responsibility to repair the hot tub should it malfunction. All other responsibilities of both Tenants and Owners will be outlined in the lease agreement.
