Security Deposit of $2650. due at signing for credit score of at least 640. If lower, may still consider, but with higher security deposit to offset risk. Pet permitted with refundable pet deposit of $300 and non refundable $25/month pet fee. Utilities are water, gas, electric, and internet - all to be covered by tenant. However water and gas remain in owner name and tenant reimburses monthly. Owner pays for trash/recycling (tenant uses their own trash bins). Property is a strictly non-smoking residence. Tenants must follow all Eagle Rock codes, covenants and restrictions. Some yard cleanup/mulching will be done prior to move in, and basic yard care (weed control/weed eating, continued mulching, no lawn to mow) should be maintained by tenants. Any necessary maintenance needs should be relayed to the owner immediately (if emergency such as water leak, broken window, etc.) and not later than 48 hours of identified concern for non-emergency, but necessary repairs. Minor holes for picture hanging is acceptable, but no holes larger than a pencil top eraser and those should be repaired prior to vacating the property. Pet(s) are permitted, but property is not fenced and care should be exercised due to a main resort road and presence of wildlife - there are a multitude of deer and bears frequent the area as well.
