Tenant pays for water, gas, electricity and cost of lawn maintenance if they decide to hire a grass cutting company instead of using provided mower. No smoking inside house or garage. I would ask for first and last month's rent plus a $1,200 security deposit. I would be willing to break the security deposit up into 2 or 3 installments. I'm willing to consider a pet under certain circumstances and assurances.
