They were built in 1956 and 1963, respectively, and I am only the 2nd owner (I purchased the apartments in 2018 after managing them for 11 years for the original owner). They are one-half a block away from the biggest of three universities in town (Abilene Christian University) and I am not only always fully rented out, but I actually have a waiting list. 100% of my tenants are referrals from previous tenants...I have not put out a for-rent sign since I purchased them. There are 14 units and 19 bedrooms (see picture for more detail on beds/baths, square footage, and monthly rent per unit). All 11 one-bedroom apartments have a window unit A/C in the bedroom and another one in the living room. The two-bedroom place has a window unit in each bedroom and also the living room. The two 3-bedroom houses have central heating and air conditioning. Nine of the 14 units come with a washer/dryer (the other five do not have W/D hookups). Current revenue is just over $8,000 per month. All the units have vinyl wood floors that have been installed in the last five years and most have had kitchen updates (new appliances and new counters/sinks). Roof was replaced in 2018. Property taxes are about $5,500 and insurance is about $10,000. I pay water on the 663 apartments, as there is just one meter, which runs about $500 a month. All apartments have their own electric meters. Half of the apartments have their own gas meters; the other half don’t have gas connections.
