Association Rules: Tenants and their guests must comply with all current and future rules and regulations established by the Oakleaf Townhouse Association. Fines and Fees: Tenants are solely responsible for any fines, fees, or penalties imposed by the Oakleaf Townhouse Association due to their actions or those of their guests. Occupancy Limits: No persons other than the Tenant and any approved Occupant(s) shall reside on the premises. Guests are permitted for a period not to exceed 48 hours, unless written approval is obtained from the Landlord. Renters Insurance: Tenants are strongly encouraged to obtain renters insurance to protect their personal property and liability. The Landlord is not responsible for damage to or loss of the Tenant's belongings. Smoking Policy: Smoking is strictly prohibited on or within the premises, including the interior, common areas, and within a reasonable distance of windows and doors. Pet Policy: No pets are allowed on the premises at any time, unless prior written consent is given by the Landlord. Utilities: Tenants are responsible for all utility bills associated with the leased premises unless otherwise specified in writing. Maintenance and Cleanliness: The Tenant shall, at their own expense and at all times, maintain the premises in a clean and sanitary condition. Upon termination of the lease, the Tenant shall surrender the premises in as good condition as received, normal wear and tear excepted. Repairs and Damage Notification: Tenants are responsible for repairs to the interior of the townhouse. Any damage to the property must be reported to the Landlord within 24 hours of discovery. Tenants are responsible for changing the AC filter, refrigerator filter, and replace smoke detectors batteries. Alterations: The Tenant shall not make any alterations, additions, or improvements to the leased premises without the prior written consent of the Landlord. Late Rent Penalty: Rent is considered late if not paid within five (5) days after the due date. A late fee of $35 per day will be charged as a one-time payment for each day the rent remains unpaid beyond the grace period. Landlord's Right of Entry: The Landlord shall have the right to enter the premises by providing at least twenty-four (24) hours' notice to the Tenant. Entry may be made for the purposes of inspection, making necessary repairs, alterations or improvements, supplying agreed-upon services, or for any other reasonable purpose. Sale or Transfer of Premises: If the Premises is sold or conveyed to a new owner, the Tenant shall be notified of the new owner's contact information.
