We just remodeled our 3 bedroom, 1.5 bathroom half duplex here in Olde Town Arvada! The neighborhood is quiet, charming, and safe with great parks nearby and adorable olde town Arvada within walking distance. Close proximity to all necessities- Costco, Target, Sprouts/King Soopers/Safeway/Natural grocers, pharmacy, post office, coffee etc. are all within 2 miles. Also a great location for winter sports enthusiasts as there is a locking storage shed perfect for securing gear and only a quick 48 min from Eldora and 1 hour 15 mins from Winter Park, Copper Mountain, Keystone, and A basin. You can be at Rockies games Downtown in 15 minutes or hiking in boulder in ~25; seriously this place has been so wonderfully convenient, we're bummed to go! There is a great covered patio, large outdoor picnic table, outdoor couch, and BBQ for entertaining. The yard is also 420 friendly but no nicotine products, please. The dining room features a (large) dog door leading to the fenced in yard, making this a great space for busy individuals with pets! We can rent this unit furnished, partially furnished, or unfurnished. We are currently using the third bedroom as an office but would be taking our desks with us. So, we can furnish it as you desire. Happy to add another desk, futon, or bed to best suit your needs. The downstairs unit is currently occupied by a lovely small family who takes great care of the space and keeps to themselves. The yard is shared and fenced in but the downstairs unit is responsible for lawn/yard care and snow removal. Unlike many homes in the area, we do have central heat AND air conditioning, which will help keep you comfortable no matter what Colorado weather brings your way. ** Please note, this upstairs unit does not have in-unit laundry. However, I've been using the laundromat around the corner (1 min drive) for the last two years without any issues. It's open 24/7, is secured with keycode access, and allows you to get as many loads as you want done in just under 1 hour. Hellooooo efficiency! The downstairs tenants are also open to sharing laundry on designated days and are super friendly! ** Downstairs tenants are a small family and we would love to add another family to this home (whether dogs or children)!
