Electric and Water bill will be prorated between Unit 1 and Unit 2. The Tenant shall pay their proportionate share, as calculated and provided by the Landlord each month. No smoking. Tenant agrees to maintain the outside of the premises in a clean and orderly condition, including trimming bushes and plants as necessary. Tenant agrees to properly operate and maintain the mini-split heating and cooling system. Tenant is responsible for routine maintenance, including cleaning and/or replacing the air filters as recommended by the manufacturer, and keeping the unit free of dust, debris, and obstructions. Failure to perform routine maintenance that results in damage to the mini-split system may be the responsibility of the Tenant.
