If the lawn is not maintained as required, the landlord reserves the right to have it mowed and will assess a $65 courtesy lawn care fee to the tenant. Maintenance Access: Landlord will require access to the property once every other month to change air filters and light bulbs as needed. Pest Control: Landlord will provide routine pest control services. Alterations: Tenant may not paint, alter, or renovate any part of the home without prior written approval from the landlord. This includes changing any fixtures. Pets: Pets may be permitted at the sole discretion of the landlord. A $500 non-refundable pet fee is required at lease signing for any approved pet. An agreed-upon photo of the pet must also be provided at that time. Written approval is required for all pets. Unauthorized pets may result in eviction. Smoking: Smoking is strictly prohibited inside the home. Violation of this policy is grounds for immediate eviction and forfeiture of all deposits. Occupancy: This is a single-family residence. No guest may stay longer than 5 consecutive days without being listed in writing on the lease agreement. Parking: Vehicles, trailers, and RVs may only be parked on the designated concrete driveway. Parking on grass or other non-paved areas is strictly prohibited. Fixtures: No fixtures, including light fixtures, ceiling fans, or appliances, may be removed, added, or modified without prior written consent from the landlord. Noise & Conduct: More than two documented noise complaints filed with local law enforcement may result in immediate eviction and forfeiture of all deposits. Tenant is expected to maintain a respectful and quiet environment in accordance with local laws and neighborhood standards. Lease Term: The minimum lease term is 12 months. Security Deposit: A security deposit of $1,600 is due at signing. Monthly Rent: Rent is $1,600 per month, due on the 1st of each month. Late Fees: A late fee of 10% of the monthly rent will be assessed if payment is not received by the 5th of the month. Additional late fees may be assessed per day in accordance with Mississippi state law thereafter.
