Whitetails here can get bulky, with the native feed from the acorns and browse. Because the ranch is in 2 counties, it provides access to both Midway and Jacksboro ISD schools. The land is ag exempt for taxes. No flood zone or deed restrictions in place. Surface estate only, no minerals to convey. One active oil well and its tank batteries are in the southwest corner of the property; the well operator has a separate entrance to use from the main ranch entrance. The land doesn’t appear to have any pipeline or transmission line easements, however the neighbor on the northwest side has an access easement along the west fence going to their property, which runs approximately halfway down the property line. The access easement uses the same gate as the well operator. This is a nice ranch, very peaceful and quiet. With some clean up, it would make a nice place to build a new home.
