(Water, gas, trash, electricity (true up bill) 6.2. Tenant shall be responsible for gas and electricity, including any true-up bill at the end of each year. The property is equipped with solar power, meaning the tenant is responsible for any true-up bill incurred at the end of each calendar year, rather than paying a monthly electricity fee. Historically, the true-up bill has averaged under $950 annually over the past three years, equivalent to approximately $80 per month for electricity. Additionally, the tenant is responsible for gas expenses, which have typically amounted to around $60 per month over the same period. **8. AIR FILTER MAINTENANCE** 8.1. Tenant shall grant Landlord access to the property every three (3) months for air conditioning system maintenance. **9. GARBAGE DISPOSAL** 9.1. Tenant is responsible for maintaining a working garbage disposal. **10. GARAGE & HOUSE KEYS** 10.1. Tenant shall be charged $150 for a replacement garage door opener key if lost or broken. **11. PROPERTY MAINTENANCE** 11.1. Tenant is responsible for maintaining the refrigerator, washer, dryer, microwave, and dishwasher in working condition. **12. SMOKING** 12.1. Smoking is prohibited indoors and within 10 feet of the property, including the garage. **13. VEHICLE MAINTENANCE** 13.1. Vehicle maintenance is not allowed in the garage; Tenant shall handle maintenance outside. **14. PARKING** 14.1. Vehicles are not allowed on the front lawn at any time. **15. PLUMBING** 15.1. Tenant is responsible for maintaining a working plumbing system. **16. OTHER RESPONSIBILITIES** 16.1.
