On a cul de sac and borders the power line, really nice old trees. Mobile home needs a lot of work, but can be titled if you'd like to fix it up. I didn't have it transferred into my name because I wasn't sure if I would fix it up or scrap it, but I have the physical title signed over to me. I'm basically selling it for the land.I had the septic pumped and I have a certificate stating it's operating properly. Water and power are also on the property. At a minimum the trailer would need new carpeting or other flooring, paint, plumbing, and HVAC. Has not been occupied for about 6 years so who knows what else.The lot next door (not on the cul de sac) sold a year ago this past October unimproved for $22,000. I was asking $25,000 but have reduced it to $17,500 for a quick cash sale. No liens, I have free and clear title and title insurance. The title insurance will not cover a survey as I did not have it surveyed when I bought it. I started to have it surveyed but they discovered the legal description overlaps a bit with the property to the rear on the next street over. This should not be an issue as there is an old fence line to go by, unless you want to get it financed and then it would probably be a bit of a headache. The surveyor said they could extrapolate a better legal description from the legal descriptions of the encroaching properties, and give me a valid one to submit to the county. I told them to go ahead, but haven't heard back.
