There are a lot of very interested and qualified applicants and unfortunately the owner will only select one applicant... I'd like to give you some additional information here for your review and consideration just in case anything here might be a deal breaker for you - Thank you:)) FAQ's: 1) What were the former occupants' (two adults + 2 young children) utility costs for this home? $152/month average over a 14 month period PRIOR to electric car $218/month average over a 19 month period AFTER electric car NOTE: the above was for the former occupant and is no guarantee of what tenant's costs will be. NOTE: HOME IS ELECTRIC CAR READY but charging device is not included. 2) What service provider do you use for internet service? Spectrum (cable) 3) What is the signal strength for cell phone reception? AT&T and Verizon have strong signal strength 4) Is there an option for a lease of more than one year? Please indicate the lease term that would be most preferred by you. NOTE: This may be a factor in how the landlord makes their decision. 5) What is the condition of the septic system? NOTE: answer is that a new septic tank was installed about 10 years ago and that it was pumped in July 2019. Landlord will pump again in three to five years from July 2019, however if tenant wants to pump system prior to scheduled maintenance then cost to be responsibility of tenant NOTE: for your reference landlord paid ~$450 to have septic tank pumped in July 2019. 6) APPLICATION PROCESS and $29 fee for credit/background check through ZILLOW App. DEAL BREAKERS WHY YOU MIGHT NOT WANT TO RENT THIS HOME... HERE IS A LIST OF TWELVE REASONS: 1) STREET PARKING ONLY: No car parking allowed in garage- street parking only. Structural integrity of the framing for the garage slab is not guaranteed to support a car. 2) STAIRS: there are lots and lots of stairs from street level to the entry level of the home. 3) POTTED PLANTS MAY REMAIN: NOTE: Tenant won't be held responsible if any potted plants die. 4) NO LANDSCAPING/GARDENER: Landlord responsible for compliance with the LAFD brush clearance ordinance but no other landscaping or gardening service provided by landlord. Tenant may hire a landscaper/gardener only if approved by landlord. Landlord never had landscaper on a regular basis. 5) ALL ELECTRIC HOME: there is not natural gas service to this home/property. Heat is an electric appliance and is more costly than heat provided by natural gas. 6) NO WARRANTY ON APPLIANCES: REFRIGERATOR, STOVE and WASHER/DRYER are provided in "as-is" condition without any warranty or guarantee whatsoever. Tenant is responsible for any repairs that might be needed during tenancy and upon move-out, all appliances are to be in a similar condition to how they were upon move-in. 7) AIR CONDITIONING "ISSUE": while technically "central" does not work all that well in the upstairs/master bedroom. On hot days it may be uncomfortable on the upper level. 8) HOME IS ISOLATED: While some prospective tenants might LOVE the fact that the home is isolated from neighbors, this can be a negative factor for others. 9) WILDLIFE: there are coyotes and other wildlife that may be on the property at any given time. This can be a definite hazard for small pets and small humans too. 10) COMMUNITY WATER BOWL: there is a water bowl on the street near the entry stairs and tenant is encouraged to put water in the water bowl from time-to-time so that the doggies that walk up the hill can take a break and have a drink:)) 11) FIREPLACE is decorative only- no fires (candles okay:) 12) DEEP CLEANING FEE AT END OF LEASE: Home will be given a "deep cleaning" prior to your move-in and tenant agrees to allow landlord to deduct and retain $300 "deep cleaning fee" from tenant's security deposit at the end of the lease term. However, if Tenant does not want home to be "deep cleaned" prior to move-in then this $300 "deep cleaning fee" will not be deducted from security deposit upon move-out. NOTE: all information above is deemed to be accurate but not guaranteed and is for your reference only. Prospective tenants are advised to complete their own investigations.
