The monthly rent shall be $1,995.00 per month. As a leasing incentive, the first (1st) month of rent is waived and provided at no charge. Beginning on the second month of the Lease term, Tenant shall pay rent in the amount of $1,995.00 per month, due on or before the first (1st) day of each month thereafter. A security deposit in the amount of $1,995.00 is required prior to possession of the Premises.
