The owner will pay for trash collection & HOA. The tenant will pay for additional receptacles. No smoking or pets. Landlord will provide air filters and tenant will install as scheduled. Tenant is responsible for lawn care & landscaping. HOA fines for infractions or non-compliance is the responsibility of the tenant (a copy will be provided). Washer, dryer, up-right freezer are available as long as they are functional, repairs are not covered by the owner. Stove, refrigerator, microwave, and dishwasher repairs will be covered by the owner.
