You must have sufficient income. The total of your monthly income before taxes must be at least 3 times the rent. All of your debts, such as car payments, credit card bills, consumer loans, etc., cannot exceed 35 % of your monthly income before taxes. We must be able to verify your income from pay stubs, employer contact, current tax records, or bank statement. Exceptions may be made for applicants with qualified co-signers or with increased deposits. 7. You must have at least 6 months on your present job or in the same type of work or, if you are not employed, be able to show dependable income from another source. 8. You must provide us with the information necessary to contact past landlords. 9. You must pay an application fee of $25. This is non-refundable if we check your application and you are not accepted.
