It is close to walking/biking trails and parks including Palmer Lake *Tenant is responsible for all utilities. Furnace and central air are high-efficiency We are NOT accepting section 8 for this home. Please review the following tenant requirements (these are non-negotiable): - The Application Process- The 35.00 application fee per applicant over 20 is non-refundable unless required under state statute and must be paid before any verification begins. An e-mail address is required. All information provided must be verifiable. Falsifying misleading and/or inconsistent information may be a basis for denial. -Applicant(s) must be at least 18 years-old to contract for lease- Each resident over the age of 18 must submit a separate rental application and must meet these application guidelines. All occupants regardless of age must be reported. -Applicant(s) must have a gross monthly income of at least 2 times the monthly rent- (+) 2900/ month or 2 times your portion you are responsible for -Criminal Background Check- Applicant(s) will be denied if they have been convicted of a felony in the previous 10 years and/or if they are still on probation or parole for a felony conviction whichever is greater. Additionally an applicant may be denied for convictions for any crimes. -Credit History Check- Applicant should have a favorable credit rating and payment history. Charged off accounts collections judgements bankruptcies within the past 5 years may be basis for denial. Employment Verification- Stable and long-term employment -Rental history- Applicant(s) should have a verifiable positive past rental reference or have previously owned a home (with mortgage in good standing). This includes no late rent payments lease violations evictions or foreclosures. -Lease Terms- Published rental rates are based on a one-year Lease (12 full months). -Security Deposit- The Security Deposit payment is required at the time of the lease signing and is the amount of the rent. The first month rent and the last month's rent is due before the day of move in. -Occupancy Limits- 2 persons are allowed per bedroom living room is not considered a bedroom. -Utilities- Resident responsibility for all utilities lawn care (lawn mowing) and snow removal.
