    #1195 Western Montgomery County Solid farm with nearly all river flat land and 2 homes. To find river flats for sale around here is very rare. There are 80.7 acres here and about 65 are tillable, with most of the rest in pasture. Leased by a Mennonite neighbor, it is in an excellent state of cultivation. He is willing to continue leasing the land should you want that. No real woods. But there is a ton of road frontage, 4594'. The gravity fed spring never fails. The dairy barn is nearly all new. Except for one end, it was built 11 years ago. No posts to get in your way in the loft. And you can drive right up and in. It measures 40x100'. There are 2 silos, 12x30 and 16x40'. In the stable are 24 ties, 8 straight horse stalls and a large pen. Attached to the barn is a 36x90' pole barn with a trussed roof. And also a 27x30' addition that leads to it and also covers an ice house. Very nice usable space. Someone ambitious for diary could convert this extra space to stalls, making it a 4 row barn with over 100 stalls. Feed can easily be purchased locally. A work shop is 24x40' and can be heated. Elsewhere, except for one room, floors are the original wide planks, some extremely wide. Most of those have been refinished and show every nicely. Downstairs, there are 2 bedrooms, a mud room and a laundry also on the first floor. The largest bedroom there has 2 sets of double doors, one leading to the living area and the other to the second bedroom (which has a separate entrance). A curved stairway to the upstairs opens to a wide landing, one the size of a room + a sitting room, and 3 large bedrooms as well as a second landing room at the top of the back stairs. An large but incomplete bathroom is upstairs. Attached to the back of the home are the original Amish facilities. As a very original home with minimal modern improvements, the heat would be by wood but it does have electric and a new 200 amp entrance. The newer home is about 16 years old and has a large cathedral-ceilinged kitchen/dining rom, then a large L-shaped living area. Other than the kitchen, which has decoratively placed softwood floors, the downstairs floors are oak.There is a laundry and 2 bedrooms downstairs + a wood shed. Above are a full bath, and 2 box car style bedrooms. It has a hot water oil boiler and a new 100amp electric entrance. I'd call it "space-efficient". The owner asks $450000. Taxes are only $2017.
