The bathroom is newly renovated and features a full-sized tub, a new vanity and a new combination washer/dryer unit. There is a backyard patio with fresh landscaping and planting areas. You can walk one block from your front door to McLaren Park, San Francisco's second largest park, McNab Lake, Jerry Garcia Amphitheater, Field of Dogs Park and Louis Sutter Playground. It's also close to dining, shopping, entertainment, and local transit. Portola is a quiet residential neighborhood that is known for being sunny and friendly. Walking the streets of the neighborhood, you will find small diners and splashes of street art on the buildings. This community is ideal for families with children and professionals who are looking for a quiet neighborhood. There is generally ample parking for those who have a car, and public transit to downtown is easy on the 8 or 9 buses. It's also about a five minute walk to the 54 and 29 bus lines which run to the Balboa Park Bart Station. Bike access to downtown is flat through the Mission and along 3rd Street. The proximity to 101 and 280 mean that most areas of SF (~15 minute drive to downtown) and the Bay Area are easy to get to including SFO, Oakland, and the Peninsula. Of course, there is still a lot to do in Portola if you want to keep it simple. More than 43 bars, cafes, coffee shops, and restaurants exist in this part of the city, and most are easily walkable. If you are looking for a family-oriented neighborhood that is also good for older professionals, Portola could be the best choice for your new home. Parks, restaurants, and diversity keep residents here, all the while keeping it a calm and collected community for the right person. We are hoping that you can make this home yours and be a positive contribution to the neighborhood for at least a year or two (but hopefully longer)! We're open to applicants with well-behaved pets as the house has a nice backyard to enjoy on sunny days. We want you to feel at home and be able to get to know the neighbors and make the garden and house beautiful/your own. Rent: $2,300/month Available: March 15 (negotiable if you need to move in a bit earlier/later) Nonrefundable Application Fee: $40 Security Deposit: $2,300 Pet Deposit: $500 (for a well-behaved cat or dog) Rental term: 1-year lease, then month-to-month (open to shorter terms for an additional fee). Additional deposit required, and pets must pass a temperament test. Pets must be spayed/neutered.
