Security deposit $2,250 Utilities Owner shall be responsible for payment of standard utility services to the Property, including electricity, gas, water, sewer, and garbage (collectively, "Utilities"), unless otherwise stated in this Lease. Utilities are included based on normal residential usage consistent with historical consumption at the Property. The baseline shall be defined as the average monthly utility usage over the prior twelve (12) months, or other reasonable historical period available to Owner. If Tenant's utility usage causes charges to exceed the established baseline average in any billing period, Tenant shall be responsible for paying the portion of the utility charges exceeding the baseline amount. Owner shall provide reasonable documentation supporting such excess charges upon request. Payment for excess usage shall be due within fifteen (15) days of written notice. Nothing in this section shall be interpreted to require Owner to subsidize excessive, wasteful, or commercial-type utility usage. Pet Policy Tenant is permitted to keep no more than one (1) domesticated pet on the Property, subject to Owner's prior written approval. Tenant shall be fully responsible for any damage, cleaning, repairs, or nuisance caused by the pet. Tenant agrees to comply with all applicable local laws and to ensure the pet does not disturb neighbors or create unsafe or unsanitary conditions. Last Month's Rent Tenant shall pay the last month's rent at the time of Lease signing. This payment shall be held and applied to the final month of tenancy, provided Tenant fulfills all obligations under this Lease. This payment is not a security deposit and may not be used by Tenant in lieu of any other rent due during the Lease term. No Smoking Policy Smoking is strictly prohibited anywhere on the Property, including inside the dwelling unit, common areas, garage, decks, patios, yard, and all exterior areas within the Property boundaries. This includes cigarettes, cigars, pipes, vaping devices, marijuana, and any other smoking substances. Violation of this provision shall constitute a material breach of this Lease and may result in termination of tenancy and liability for cleaning, deodorization, and damage remediation costs.
