The renter is also responsible for upkeeping the property in the same condition as it was before the lease starts (examples: interior paint, structure, kitchen appliances, grass, cabinets, flooring, etc.). We would like to exclude pet owners and smokers from renting our beautiful home due to potential damage and stains. There will be no subleasing allowed at any point in time while the tenant occupies the property. There will be a penalty charge if the renter subleases, have pets, and violate any clauses in the contract. The term of the contract will be 6 months to 1 year depending on our agreement. After the contract term, our leases will be month to month and can be terminated at any time at our discretion.
