This is a 1st floor unit that has 1 bedroom, 1 bath with a large shower, ceiling fans, laminate flooring, fireplace in living room, bedroom with large closet, and a laundry room with plenty of storage. The property has a large back yard for relaxing and a creek to get your feet wet in. Nearby there is a quaint town. East Aurora has several restaurants, bakeries, a library, gym facilities, grocery stores, bowling alley, parks and some of the best Buffalo chicken wings you will ever have. It is a very nice town to take a walk in. There are many other things to do around this area including checking out one of the 7 wonders of the world, Niagara Falls. Landlord Rules: *Rental is a minimum 1 month and a maximum of 3 months. *Longer stays up to 6 months may be optional with landlord agreement. *Security deposit in the amount of 1 months rent along with the first months' rent is due before or when lease is signed. Payment option can be decided on at that time. *Security deposit will be returned if no damage has been found in the rental unit and all rents have been paid. Deposit will be sent to tenant within 10 days. *No subletting. *Maximum occupancy 2 renters on lease. *Guests of Tenants are limited to a 1-night stayover. *There will be a 5-day grace period to pay rent. From day 5 to day 10 the tenant will be charged a $25.00 late fee for everyday until paid. On day 10 if tenant has not paid the rent the lease is will be terminated. Tenant will then be evicted with no return of deposit. Tenants are responsible for: * Paying rent on the agreed date in lease. Rent is due once a month for the following month. *Keeping doors and windows locked when away from home. *Maintaining the properties cleanliness and deposing of garbage properly. *Reporting any maintenance issues promptly to avoid further damage. *The noise is expected to be kept at a responsible level especially after 10pm.
