Tenancy Requirements: All applicants over the age of 18 must complete a $30 tenant screening by Transunion, the third largest credit bureau in the United States. If two adults apply together and the first person gets approved, then we will cover the cost of the second $30 screening. Transunion will issue three reports: 1. A CREDIT REPORT - based on your payment history, civil judgments, collections, verified income of 2.5 times the rent, and a minimum credit score of 500. 2. CRIMINAL HISTORY - A comprehensive criminal background search that will turn up arrests, convictions, outstanding warrants and sentencing information. 3. EVICTION HISTORYlisting all eviction filings by prior landlords. Based on a combination of the above criteria, Transunion will issue a recommendation to accept, deny, or accept an applicant with conditions. Tenant is responsible for your own utilities, the landlord is responsible for maintenance, trash removal and snow plowing.
