Might be 9% might be more unfortunately Plenty of room inside and out. Long term lease given preference, multi year, tenant pays all utilities and trash, mows the law. Tenant pays all utilities, and you mow or pay for lawn service. Multi year stays are required, no smoking. Owner managed and maintained.
