Jean Baptiste LaBranche constructed this classic example of New Orleans architecture in 1832. It sits on one of the French Quarter’s best-known corners, literally the crossroads of the Vieux Carre. It has one of the largest and most photographed balconies in the French Quarter. In fact, many say because of its beauty and grand balconies it is the second most photographed building in the historic French Quarter after Jackson Square. Many movies, TV commercials and print ads have been produced here. It enjoys landmark status in most guidebooks and was officially pronounced haunted by Duke University, fortunately by a friendly ghost. The current owner is the eleventh owner of this beautiful property. The LaBranche House is currently undergoing a complete refurbishment from the ground up. Construction is almost 90% complete with cosmetic finishes the last project to be undertaken. The following is a list of some of the completed work; Roof has been inspected and sealed of all leaks (roof material is slate). The two balconies have been re-decked and all the ironwork has repaired and inspected for integrity. All the missing ironwork has been custom cast and replaced. Note, the intricate detail of the ironwork. The entire elevator system has been replaced with the exception of the car. The elevator car has past inspection and only needs cosmetic refinishing. All hydraulic pumps, hoses, cables, the main control panel, the call buttons and the car control panel are new and up to code. All the electrical wiring has been replaced with new wiring and circuit breaker panels on each floor. Incoming electrical service from Entergy is new with 8 meter pans installed. The building has natural gas service to the building (including meters), but so far it has not been used in the renovation. The building is prewired for telephone, intercom and cable TV. Total plumbing upgrade has been completed including all incoming supply and exhaust pipes. In addition, all new hot water heaters and plumbing fixtures, including 2 Jacuzzi tubs on the 4th floor have been installed. An all-new HVAC system has been installed throughout the building. Including a new electric supply, roof top compressors, evaporators/blowers plus all new ducting. Kitchen cabinets are installed and are ready for the installation of the counter tops and appliances. The first floor, which is retail space, currently has a tenant who has 3 more years on their lease. The lease can be broken if required. This magnificent building is in the final stage of completion and awaits the new owner to designate their choices for the cosmetic finishing touches of the property.
