Lot rent is paid to Aspire Communities and the home payment is payed to the lender. The home has many energy efficient upgrades. High efficiency furnace, smart thermostat, vinyl windows, 2x6 sidewalls, 30# roof load per square foot, upgraded insulation in the floors, ceiling, and exterior walls. Upgraded stainless steal appliances including fridge, stove, and dishwasher. Hook up for washer and dryer. Dryer has option for gas or electric hookup. Located in Comstock Park school district. Lot rent is due on the 1st and needs to be paid by midnight on the 5th regardless of weekends or holidays. There is a $30 late fee applied on the 6th of the month. If rent is still not received by the 20th of the month another $20 fee is assessed. We are a pet friendly community. Two pets per- household are permitted cat or dog. Dogs are restricted by breed. No aggressive breeds are permitted in the community. There is an additional $10 pet fee charged per month per pet. Trash is included in the monthly site rent. All utilities are outside companies and billed to the resident. We do plow the streets when we get two or more inches of snow. You are responsible to maintain your own homesite. So mowing, trimming, raking, weed control, and the general maintenance of your home and of your homesite are required. You sign a 12 month lease and then go month to month after leases expiration.
