Criteria for Tenant Selection The following information will be accessed as part of the screening of any applications for tenancy: * All information on your Application for Tenancy * Your rental history via all prior Landlords * Credit reports via a third party Consumer Reporting Agency. 750 credit score or higher is required. * Personal references. * Verification of employment and/or income (or rental subsidy) amounts * Public records regarding civil court records * Any other information provided by the applicant (such as anticipated length of tenancy, tenancy commencement date, etc.) * Any offers or proposals you may choose to make to us (additional rent or deposit funds, guarantors or co-signers, etc) * Your credit screening will be completed by Azibo. In the event of a denial of tenancy or otter adverse action, you will have the right to dispute the accuracy in the consumer report and to request a free copy from TransUnion Consumer Relations General Information: * All Applicants/prospective tenants and/or roommates are on time for showing appointment * Positive government issued picture ID for all adults (18 years or older) occupants * Fully and accurately completed application, Service Emotional Support Animal Disclose form, and Eileen Service Provider Form for Service/ESA Animal (if applicable) for every occupant 18 years and older. * Demonstration of ability to pay complete deposit and prepaid rent requirements prior to occupancy. * Applications will not be reviewed until all documents required are received in full. Groups of more than one applicant will not be considered until the applications and documents from all members are received. * Note: Application screening fees must also be paid directly to Azibo, and additional information provided to Azibo when requested, for application to be considered complete. Income/Credit Requirements: * General rule is that income from the applicants intending to sign the lease must individually equal three times monthly rent. You may include alternative sources of income as defined in SMC 14.08. Except in the cases of rental housing subsidies falling within SMC 14.08.040(F), income that does not meet this threshold results in denial of the application. * Proof of adequate income to verify ability to pay rent on time throughout the lease term by - Recent pay stubs from verifiable employer - Tax return copies for self employed applicants - Any rental subsidies which you wish us to consider - Any additional sources of income you wish to disclose * Favorable credit history free of negative credit issues (minimum score of 750 for each applicant) which may indicate that the applicant has a pattern of failure to pay financial obligations. Any credit records shown as delinquent, charged off or unpaid are grounds for denial of tenancy. Any open bankruptcies are grounds for denial. Rental History: * For applications with prior rental history, favorable references must be received from minimum of last two landlords. Any negative history from a prior landlord is grounds for denial of tenancy. * If your former landlords do not respond to requests for information within 24 hours of being contacted, that will result in denial of the application due to unavailability of verifiable favorable rental history. Additional grounds for denial of applications: * Reasonable likelihood that a past history of use of illegal drugs (or unauthorized use of legal drugs) may or will interfere with the health, safety or right of peaceful enjoyment by other members of the community. * History of activity on the part of any proposed occupant which presents a danger to persons or property or the peace and enjoyment of other residents or members of the community could negatively impact your application. * Reasonable likelihood that a past history of applicant or those acting under his or her control will interfere with the health, safety or right of peaceful enjoyment by other members of the community. * Reasonable likelihood that a past history of applicant or those acting under his or her control will cause damage or destruction to the dwelling unit or surrounding property. * Reasonable likelihood based on income and credit that applicant will not be able to timely satisfy the financial obligations of tenancy. * Reasonable likelihood based on rental and personal history that the applicant may cause damage to the property or become a nuisance to neighbors or the community. * Due to unavailability of the property. Even very well qualified applicants may be denied if another application for the property has already been approved. Please note that, while equivalent applications are processed in the oder received, such other factors as the requested date of the commencement of tenancy, or an applicant offering a higher rent amount may result in priority of another application. * Applications are pre-reviewed in the order in which completed applications, required documents/forms and screening fees are received. Specific information for subject property * We do not accept reusable or portable tenant screening reports. * No smoking of any substance * No pets. ESA/Service animals require completed disclosure form and The Eileen Service Provider for Service/ESA Animal Form which must be filled out and submitted by applicant's healthcare provider. This form is to be completed by a doctor or certified healthcare provider who is currently treating the applicant. We do not accept internet letters, or forms from out of state providers. We have our own Form that we provide with the application. It must be signed and completed by applicant's current provider and all contact information must be provided and signed by both parties. This form must be submitted by the provider to The Eileen LLC for application to be complete. * 12 month lease unless stated otherwise in ad. * Renters insurance required * minimum security deposit of $1,000. To Apply for tenancy: * You must first have a tour of the interior and exterior of the building. Applications are not accepted unless all applicants have viewed the property. * Applications will be given after showing of the unit and property. Applications and forms are marked stamped and received when all residents have completed the application, the Service/ESA Animal Disclosure Form, The Eileen Service provider Service/ESA Form (if applicable), paid the screening fee and provided all information requested to Azibo, and either shown their picture ID in person or have submitted a photo copy with their application. If you have a service animal or ESA/companion animal, your provider must submit The Eileen Service provider Service/ESA Animal Form directly to The Eileen LLC, for your application to be complete. If you require additional time to complete application due to disability or ESL, submit your reasons for an extension in writing and the date of that submission will be the date and time of your application. * If you are approved for tenancy, you must accept the offer in writing and pay a holding fee of $500.00 by cash or certified funds within 24 hours of the time we notify you. If you wish to accept tenancy, you must agree to the occupancy and rent commencement date set forth in the offer you receive. If you do not accept all terms of any offer we will proceed to the next applicant (if any).
