LEASE AGREEMENT This Lease Agreement ("Agreement") is made and entered into on [Date], between the landlord Oscar Contreras ("Landlord") and the tenant(s) [Tenant's Name] ("Tenant") for the rental property located at 7004 Apperson. 2. Rent Payment: a. Monthly Rent: The Tenant agrees to pay a monthly rent of $1,900 on or before the 5th of each month. b. Late Payment: If the rent is not received within 7 days after the due date, a late fee of $50 will be charged for each week of delay. 3. Security Deposit: Tenant agrees to pay a security deposit of $1,900 prior to occupancy. The security deposit will be returned, minus any deductions for damages or outstanding rent, within 7 days after the termination of the lease. 4. Prohibited Activities: Tenant agrees to the following restrictions: a. No Drug Activity: Tenant shall not engage in or permit any illegal drug-related activities on the premises. b. No Smoking: Smoking is strictly prohibited inside the rental property. c. No Illegal Activities: Tenant shall not engage in any illegal activities, including sex work, on the premises. 5.PET POLICY Permission: Tenants must obtain written permission from the Landlord before keeping any pets on the property. The number, type, and size of pets allowed will be at the discretion of the Landlord. Pet Deposit: A Pet Deposit of $250 is required for each pet approved by the Landlord. This deposit is due upon receipt of written permission from the Landlord to keep a pet at the property. The Pet Deposit is refundable at the end of the lease, provided there is no pet-related damage to the property. Damage: Tenants will be held responsible for any and all damages caused by their pets. This includes but is not limited to: damage to flooring, walls, doors, landscaping, and any pest treatment needed related to the pet. 6. Maintenance and Repairs: Tenant is responsible for regular upkeep of the premises, including cleanliness and minor repairs caused by Tenant's negligence or misuse. 7. Utilities and Services: Tenant is responsible for arranging and paying all utilities and services, including electricity, water, gas, internet, and cable TV. 8. Termination of Lease: Either party may terminate this lease agreement with 60 days' written notice to the other party. In the event of early termination, Tenant shall be responsible for paying rent until a new tenant is found or until the lease term expires. 9. Governing Law: This Lease Agreement shall be governed by and construed in accordance with the laws of Austin, Texas. Any disputes arising under this Agreement shall be resolved in the appropriate courts of Austin, Texas. Both the Landlord and Tenant acknowledge and agree to the terms and conditions of this Lease Agreement by signing below:
