FEATURES: hand-plastered integral-color walls; oak and granite floors; panoramic views through French doors to the ocean; south-facing balcony with forever views, spacious garden with patio, fountain, and fruit trees; gas fireplace with remote control and marble mantel; 50-inch flat-screen television in flip-around frame; Gallery art-hanging system; hand-laid marble bathroom with two sinks, clawfoot tub with high-volume spout; separate shower; large light-filled bedroom overlooking camellia trees and new memory foam mattress; Office with two desks, one a live-edge slab; antique oak doors and moldings rescued from old City Hall; a Weber grill. Insulated and soundproofed as well as possible during construction, the flat has an old-world look but functions (generally) as modern--there's a dishwasher and Bosch range, a washer and dryer in the garage, and big closets and built-in storage. There's also some (not much) storage room in the garage. The apartment is completely furnished. In fact, it could be turn-key if desired. Consequently, personal and decorative items may be removed or brought in, but not furniture. PERKS: Free utilities! High-speed Internet! HBO! Never getting a bill from PG&E! Never having to call Comcast! Phoning someone else when the faucet develops an annoying drip! No yard work! Nice landlords! (I hate that word! You can't even put "nice" near it without it sounding like an oxymoron.) LOCATION, TRANSPORTATION, AND PARKING: The in-law is the lower flat of a detached corner home in a calm, upscale neighborhood between Glen Park, Sunnyside, St. Francis Wood, and West Portal, close to the geographic center of the city--two blocks from Monterey Boulevard's bus lines, with quick access to 280, 101, and two BART stations. Glen Park village and its BART station are a little over a mile away; the Balboa BART station is also close; and West Portal village is about a mile and a half--a nice downhill walk but rather upwardly inclined on the way home. The parking spot in front of the house is reserved for the apartment, and more parking is usually plentiful next to the little park across the street. PETS AND SMOKING: A small well-mannered pet may be OK. We just planted grass in the backyard, again, so dogs with the urinary capacity to wither a square yard of vegetation in one go (which usually means large dogs) aren't allowed. Smoking of any sort is not allowed inside or in the backyard. A smoking pet, especially one with a large bladder, is not allowed. RENT: The arrangement is month-to-month, no lease. Rent is $3,900 a month (if your budget is lower, please remember that subtracting utility costs drops the rent by a lot, and you don't have to buy furniture or drag it in or out--you are as light as a feather); the security deposit is $4,000. Every other cost, including high-speed Internet, cable with HBO, and all utilities, is included. We do ask for a credit report and references. VIEWING: The apartment is available to view now.
