**THE APARTMENT** - Flexibility to move in between Sept 15th - Oct 15th as your start date - $1,150 a month + utils (WiFi is included in rent) but we can also negotiate a flat rate if that's easier for you - The entire top floor of a two-unit building - Natural Light with lots of big windows - Local landlord (lives within walking distance) - Hardwood floors and original door frames - Central air with a smart thermostat - Free, in-unit laundry (at the top of the stairs) - Furnished living room & dining spaces with room to add some minor furniture & a tv - Fully equipped kitchen with dishwasher, gas stove, appliances and counter space - Smart lock on the front door with ability to provide guests with passcodes **THE ROOM** - Exposed brick wall - Tall window - Closet and extra storage above the closet - The room will be unfurnished except for the bookcase - A locking door This is a lease takeover as my current roommate is moving to Minnesota. **LEASE DETAILS** Start Date: Sept 15 (as late as Oct 15), End Date: April 1, 2025. Options to renew lease. Rent is due at the start of every month. The amount you owe for the first month will be prorated based on your start date. Every month after that, you will owe the full $1150. If you prefer to pay a flat rate that includes utils, we can negotiate a higher rent amount and in return, I will accommodate paying the utils each month. **PET POLICY** There are currently no pets in the home. The lease allows for one cat to be added to the lease with added fees. **PARKING** There is no dedicated parking but the street is available. Parking is relatively easy to find most days without issues. You will be able to obtain a street parking permit. **SMOKING POLICY** No cigarette smoking is allowed in the lease. **PUBLIC TRANSPORTATION** The apartment is a two-minute walk to the 1 bus line. The 9 and 52 lines are also within walking distance. The apartment is a 15-20 minute walk to Osage & 10th light rail station (or 5-8 minutes biking). **BIKE STORAGE** I have a bike shed in our fenced-in yard with room for one if you need bike storage. The shed locks and a key will be provided.
