Applicants must complete an orientation process (tour, information session, attend a meeting and/or cohousing event) before an application will be considered complete (we want to make sure you understand what you are getting into!) Applicant pays screening fees (max $45). Owner pays for water/sewer and condo association monthly dues. Tenant responsible for electricity and natural gas (and cable and internet, if desired). First month's rent, last month's rent, and security deposit are required upon move-in. (Deposit and last month's rent can be paid in equal installments over the first 6 months.) No pets. No smoking in the unit or in shared community spaces. Expectations of tenants include active participation in community work (committees, chore teams, work parties) and maintenance of the landscape immediately surrounding the unit. Screening criteria include positive landlord references, credit score above 680, and proof of income at least 2.5 x rent. Applicants will be screened against the sex offender registry as permitted by Seattle law. All adult potential residents will be screened (tenant history, credit, sex offender registry, proof of income if used to qualify). Tenants must obtain renters' insurance (liability and protection against loss from fire, theft, etc) upon move-in.
