Whitetail Properties is proud to present this amazing one-of-a-kind property. Welcome to Loud Island, an approximate 30-acre, heavily wooded parcel on Lake Van Etten in northern Michigan. This is a unique property with complete isolation and is adjacent to a former SAC base that can handle the largest jets. It is near a golf resort with three championship courses and includes a lot on one of the courses. Lake Van Etten is contiguous to the mighty Au Sable River, world-renowned for steelhead fishing and international canoe racing. Lake Huron and its beaches lay two miles away. Huron National Forest, with 235,000 acres of hunting and fishing, surrounds the lake. The lodge was built in 1902-04 by Edward F. Loud of H.M. Loud and Sons Lumber Co., who logged much of the surrounding lower peninsula and upper peninsula in the late 1800s. It is located high on a peninsula of the island with clear views of the lake both east and west. The framing is clear cedar post and beam construction with cedar walls. The exterior is hemlock half-logs. In the 1980-90s, there was extensive renovation from the foundation to the roof with special care to preserve the original character. The interior features a 38x38 foot living room with custom redwood furnishings, a dining room seating twelve, a modern gourmet kitchen with high-quality cherry cabinetry, Dacor eight burner cooktops, a double oven and SubZero refrigerator, a den and a utility room. Four bedrooms and two full baths occupy the first floor, while three bedrooms, a bathroom, a large sitting room, an office and an exercise room on the second floor. The caretaker's home, situated on a bay several hundred yards from the lodge, has a living room overlooking the lake, two bedrooms, one bath and a utility room. Next door is a heated workshop with a cellar and several out-buildings are nearby.?The remainder of the island is wooded with mature trees, some being over a century old. A centrally located clearing in the timber houses maintenance equipment such as tractors, a sawmill, a wood chipper and a utility vehicle. This would also be the perfect location for a helicopter pad.Electricity is supplied by primary power via an underwater cable with transformers between the homes and in the clearing of the island. The lodge is heated and cooled by geothermal heat pumps. The caretaker's home is heated by a wood stove and backup baseboard heat. The Mainland access lot is on the near eastern shoreline and includes 180 feet of lake frontage with docks and a boat well. The depth of the lot allows for up to twelve double garages if development were to occur. This beautiful island is ideal for a family seeking a private getaway but would also be perfect for a corporate retreat with the adjacent airport nearby. If one were interested in developing the properties, they have been surveyed and plans for a twelve-lot development are available. If looking for your own private residence, the island has been built for privacy & tranquility. Loud Island provides a sanctuary amidst the surrounding lake views. Enjoy peaceful evenings at the lodge on one of the decks overlooking the water. The lake provides sailing, fishing, canoeing, water skiing and the island has over a mile of walking/running paths.Loud Island and its lodge would also be ideal as a corporate retreat for meetings, lectures, brainstorming and entertaining clients. The island could easily accommodate many satellite cabins, each with its own beautiful view. This would increase the capacity of the island for more people to be able to attend conferences and meetings. The lodge provides ample space for meals, meeting rooms and meeting quarters for accommodating large groups. Local amenities include fishing, hunting and golf for team-building opportunities. The adjacent airport accommodates even the largest jets and is home to an increasing number of private and corporate planes for ease of travel. Finally, for the developer, Loud Island is the ultimate investment opportunity. The island has already been surveyed for future development of 12 large lakefront lots of 1+ acres and 200-300' of frontage each. The mainland lake lot is easily accessible from the east and contains 180 feet of shoreline that would also allow for up to 12 double garages if desired. For more information including a video tour, development plans and an interview with the owner of the island, please click on the link below in "Area Info".
