1) Owners responsible for water (base). Any water cost beyond the base rate is the renter (s) responsibility. 2) Any damages caused by the renter (s) pet is/are the responsibility of the renter. 3) Any and damages done to the house, garage, yard is /are the responsibility of the renter (s). 4) The owners are not responsible for any harm, injury or deaths that occurs to the renter (s), family relatives or friends. 5) Maximum of 5 individual are allowed to dwell/live in the home. Any change to this rule must be discussed with the owners. 6) Visitors only allowed to remain in the house maximum 2 weeks. 7) The renter (s) are allowed to leave the property vacated for no more than 30 days. 8) Any changes, considered by the renter (s) to the interior or exterior of the home must be approved by the owners. 9) No smoking anything in the house. 10) No illegal drugs, businesses or gambling allowed on the property. If found not following this rule leads to immediate eviction and loss of all deposits. 11) More than 2 police complaints in one year leads to immediate eviction with loss of all deposits. 12) Renter (s) are not allowed to rent/lease empty rooms or any empty spaces without the permission of the owners. 13) Property/lawn care is the responsibility of the renter (s) and to the satisfaction of the owners. Services to care for the lawn can be arranged at an added cost to the monthly rent. 14) Rent $2500/month, Deposit $2000 plus last months rent ($2500). If the renter (s) has a pet as stipulated above (2), an additional deposit of $500 is required. 15) Background check and credit scores are required by all applicants. This must be completed on Zillow by the applicants.
