    Trying to find a house in MidTown but can't? Yeah, we get it. Houses in MidTown are really hard to get, and they're really expensive if you can find one. So, might we suggest you look in a different area? NE of downtown Tulsa is where we see the next Downtown expansion. Buying in this area, you're actually AHEAD of the buying and market trends so you can actually still get a great deal on a property. What we have here is a 95 year old Craftsman home. It was in terrible shape when we got it and we did a substantial renovation in 2021. We left the original hardwood throughout except we've tiled the bathroom and kitchen, which were completely gutted and redone. We replaced the kitchen cabinets, countertop, sink and faucet. Everything in the bathroom is new. We've painted the interior with modern colors. This home is in a family neighborhood on a corner lot with fenced yard and detached 1 car garage for storage (can't park in it). Major systems we've updated: HVAC is 5 years old (AC and furnace), the water heater is brand new, and all plumbing has been replaced in the crawl space with PEX hot and cold lines. All shut offs inside the house are new. It had an old Zinsco electrical panel when we bought it and we've replaced that with a brand new 150amp service. Plenty of power available. Could even put power in the garage and grow indoor plants. We also had the receptacles in the house changed out and one in the living room has USB ports for charging phones, etc. The entire neighborhood just got new streets this past Fall since the City of Tulsa sees the expansion that's about to happen. The current tenant has Cox Gigablast internet and it's $70/month. We've kept most of the "antique" aspects of this house. The windows still have the pulleys in the window frames, the walls are mostly plaster (most ceilings are drywall, which we had done). Hardwoods are original, and there were structural adjustments made a few years back. (I never could get any more info from the seller.) There is still a bit of a structural lean on the floor in the dining room so it might need an adjustment. This is a very solid 95 years old house that will still need a little more work to be really nice. But it's pretty sweet as is, and you just can't beat the location. Literally 2 minutes to get to I-244, and about 5 minute drive to downtown (get on I-244 from Utica, take next exit for 1st Street. On the highway for 1 mile.) My prediction: This neighborhood is about to explode. BMX has moved their national headquarters just a couple miles away and this home is so close to Downtown Tulsa that you could literally ride your bike or electric scooter to work or to pubs on the weekend. Downtown is expanding into this area, so these homes will be increasing in value over the next few years. Value Add Suggestion: If we kept the house, we had plans to convert the entire attic to a master suite. Here's why it works... there is a full staircase that goes from the laundry room to the attic (not a pulldown ladder). The furnace could be moved and a master suite built up there, which would increase your square footage by about 500 ft2. At $103/ft (current asking price), that would increase your home value by approximately $52k. Plus, now you have a 3/2. This house will sell very quickly. The market in Tulsa is blazing hot.
