E.No more than 30% of the units may be leased at the same time. If the number of rented units exceeds 30%, homeowners wishing to lease their unit will be placed on a first come first serve d waiting list. F.The person named as the tenant in the lease must intend to reside at the property; lease "guarantors" are not permitted. 4.Criteria for Screening Tenants/Occupants of Lea sed Units: The following may be used in disapproving applications for tenants/occupants of leased units: 1.(Per Household) A record of financial irresponsibility among the following criteria: A.A prior or current bankruptcy, foreclosure, eviction for non-payment of rent, or B.Poor credit score, or 17C.The tenant(s) and/or occupant(s) do not have a combined monthly income of at least three times the applicable monthly rent , or D.Other evidence of financial responsibility, as determined by the Association, may be used to help establish financial responsibility. No guarantors of leases shall be permitted for purposes of financial responsibility. 2.A guilty plea or conviction of a felony involving violence to persons or destruction of property, sexually related o ffenses or drug distribution at any time, or a guilty plea or conviction of a felony involving any other matter for which the Association believes is an offense of moral turpitude within 7 years prior to the date of the application .3.A guilty plea or conviction of a misdemeanor involving violence to persons within7 years prior to the date of application 4.A history of being a "bad tenant", including by way of example and not limitation, a prior eviction/ejectment or a failure to abide by the governing documents of a prior community association or of the Association . 5.A false statement, false information, or false document provided in, with, or for the purposes of the application; or 6.Failure to comply with the screening process, including, failing to submit to background screening and/or failing to attend an orientation .PRIOR TO RECEIVING THE APPROVAL OF A LEASE,EACH ADULTAPPLICANT MUST ATTEND THE REQUIRED ORIENTATION.There shall be a $50.00 administrative fee if the proposed lessee fails to appear for their orientation appointment and/or fails to cancel same in a timely manner. 4.4 Leasing fees schedule: FIRST TIME APPLICANTS: Application Fee: $100 per application Background Search: $150 per applicant 18 yea
