Perfect for travelling nurses, contract employees, or other temporary assignments. 6 month lease option available. Only a 10 minute drive to the heart of downtown Chattanooga. Brand new Publix grocery (2021), Walmart and many dining options within 5 minutes. Elementary, middle/high school only 5 minute drive (bus comes to property). Lookout mountain trail access just at the end of street. Kind neighbors who look out for each other, you will feel like part of the community the moment you move in. The cabin is placed at the edge of the mountain looking out into the mountains for you to catch sunsets (or sunrises if you're an early riser) on our relaxing porch swing! Cabin enters into an open living room that has a TV with Roku and dining area. Beautiful original log beams run at the ceiling from living room to the bedrooms. Living/Dining: 2 Couches, 2 swings, TV table, TV w/ Roku, table with 4 chairs Kitchen: Refrigerator, Range, Microwave, Dishwasher (new!), coffee maker (drip), and ample cabinet space to store food. Kitchen island provides seating for two or a separate workspace. We also provide a filtered water tap to give you peace of mind for drinking and cooking water. Filter is changed each year by owner per manufacturer instructions. Front Bedroom: Queen Bed, chair, blackout curtains, suitcase bench, spot for hanging clothes, vanity mirror, and bedside tables. Back Bedroom: Queen Bed, blackout curtains, suitcase bench, spot for hanging clothes, dresser, vanity mirror, and bedside tables. Note: This house does not have closets but we have installed small hanging racks for hanging clothing items. Long term tenants can determine other options they prefer for clothes storage. Bathroom: Vanity with mirror, pedestal sink, full tub/shower, multiple towel racks. Washer/dryer in bathroom closet. Outdoor: The cabin is located on a shared lot/driveway with our other property. A parking map is available. Please be aware the neighborhood cats/dogs sometimes visit outdoors as some are allowed to roam. Private gas grill available. Tenants for the cabin have their own small green space off the patio table/grill side of the porch. There is no fenced area for this property. Fire pit is also available (shared with other rental). Keyless entry and exit to avoid misplacing physical keys. Code will be customized per tenant selection. HVAC system & water heater replaced 2021 and had no issues through previous winter cold spell keeping the house warm and cooling in summers. Owner Responsibility: Utilities (included): 100mbps EPB Internet (Wi-Fi only) Lawn maintenance/landscaping - paid service Trash service Pots/pans, kitchen utensils, silverware, glasses, and general kitchen items included (damage of items will result in deposit used to replace @ cost). Minimum 24 hour notice given before entry for repairs/maintenance. Tenant Responsibility: Utilities: Electricity (EPB), Water (American Water). Rent due on 1st of the month (10 day grace period, $50 late fee after 10 days, $50 bad check fee). Security deposit = one months rent - due at start of lease/move in First months rent - due at time of signing Last months rent & pet deposit of $500 (if applicable) - due at start of lease/move in Residence for approved tenants and minor children only. No sublets or short term rentals (VRBO/AirBnb/similar) allowed. 6 month minimum lease term for approved tenants. Keep the rental premises (indoor and out) clean and sanitary. Contact owner with any repair/maintenance concerns within 24 hours of identification. Tenant may not complete repairs/maintenance or hanging additional items on walls without owner approval. No painting of walls. Disruptive neighborhood behavior (quiet hours after 10pm) and illegal activity will not be tolerated and can result in immediate eviction. Recycling @ local recycling center (glass, metal, #1 and #2, cardboard accepted). Towels and linens. Pet waste cleanup (minimum weekly). No Smoking or vaping allowed on property (not just inside) - will not be considered as tenant. Pet damage to property (above and beyond deposit). Parking for 3 cars in designated spots only (leave right of way open for other property tenants).
