Security deposit and first month's rent is due upon signing. No smoking allowed inside the home. One dog and two cats allowed. Owner pays for trash and recycling collection. Renter is responsible for water, electricity, gas and internet. Owner will give renter a $50 per month water credit for watering the yard during the hot months (June through September). Parking must be in the garage or driveway and not anywhere else in the yard. Owner will maintain the landscaping on a regular basis and must have access to the yard with a minimum of a 24 hour notice. If tenant has a large and/or aggressive dog it must be taken out of the backyard while it is being maintained. Note: During the cold months the yard and plants do not require much maintenance, although the trees will need to be pruned during that time. Owner reserves the right to inspect the interior and exterior of the home once a month to be sure that it is in good condition. Owner will give a minimum of a 24 hour notice. Tenant must notify owner of any problems or issues with the home that require maintenance or repair. No changes to the property are allowed by the tenant without the owners' prior consent.
