A short walk will bring you to specialized shops, parks, restaurants, bars, Clark Community College, and Marshall Community Center: month-to-month membership with full gym, weight room, pool. 2. Bus stops going in all directions are located within a 3-10 minute walk. 3. A bike will take you to several grocery stores (including New Seasons), downtown, the new waterfront, and Fort Vancouver National Historic Site. 4. Major freeways are nearby: I-5, SR-500, SR-14. 5. Portland is an easy 9-mile drive south and PDX is 15 minutes east. 6. The beautiful Columbia River Gorge, Oregon coast, Mount Saint Helens/Hood, and several national/state forests are all under 2 hours away. Since the owner lives in the separate Accessory Dwelling Unit (ADU), tenants effectively have the house to themselves: *Laundry room: front loading washer and dryer, iron, ironing board, drying rack *Kitchen: gas stove and oven, microwave, dishwasher, garbage disposal, all expected gear for cooking/eating, coffee grinder/brewer. If the rules are acceptable to you, I will run a credit/rental/criminal history check: I am looking for a credit score 700 or above, no rental history problems, no criminal record, and before-tax income at least 3 times rent. 4. After the check passes, I will have you sign the lease. 5. When the lease is signed and initial payments completed, you are free to move in! Lease is month-to-month and at least 30 days. Only 20 days notice required before moving out. Some important guidelines and house rules for the benefit of all renters: *Max occupancy is two people. *Monthly rent for two people is 25% higher than the listed single-occupancy rate. *No smoking, vaping, or illegal drugs are allowed on premises (indoor or outdoor). *Quiet hours are 10pm to 7am to ensure everyone can sleep peacefully. *Out of respect for the other renters, each tenant is allowed up to two daytime guests up to 7 days per month and one overnight guest up to 7 nights per month, with the owner approving exceptions. *Only 1 motor vehicle is allowed per resident. *Every 3-12 weeks the owner or a paid service will do a maintenance/safety check of the common areas and perform any needed work/cleaning.
