almost an acre with fruit and shade trees. garden in back with storage shed. RV parking. Outside gazebo patio. sprinkler system lush front yard with view of Continental Divide. Fenced back-yard with 120' mature lilac hedge. Neighborhood Description Niwot has an old-town section with quaint shops and the BEST pizza. The newer section is the next block with a couple great restaurants, some fine small businesses all hidden nicely in the trees of Cottonwood Square. Across the street is a park and down the road, a wet-lands with bike and walking trails. In fact, the trails go all over Niwot and are enjoyed by young and old. There is a Sheriff's outpost in town so all is secure. There are parades for summer, October-fest, Music festivals, Lobster festival and on and on... The community spirit is wonderful. The housing is a blend of old and new large and small. There is senior housing, 3/2 and 4/2 for families, McMansions, and the "Prime" older section where the finely built 3000' homes of the 70's were built with the integrity and quality of that era. The Schools are HIGHLY sought-after for the IB program. The weather is as if you are tucked away in a little "protected" enclave. Snow of more than 6" just doesn't happen. It's not as cold, not as windy... that's why Chief Niwot used to take his people here to winter. Sure, the housing values may not have dropped as much here as elsewhere. But then... There's a real reason for that.
