Currently 100% occupied but for the financial numbers I have taken off 15% for potential vacancies and rent not collected. The Seller does not carry insurance so the expense items are the $8749 for taxes and the balance of the $10,000 quoted is for misc. repairs to the occasional door damage, etc. In 2014 the Seller applied for and was permitted for the addition of 2 more buildings on the 2nd street location. That permit would have to be reapplied for as they are only good for 2 years.
