All parties agree that the Security Deposit cannot be used for any rent payments. 5. Electronic payment using online banking or Paypal for rent payments is required. (Or whatever the landlord desires.) 6. Tenant agrees to leave property in similar condition as it is found during the move-in inspection, clean of all debris, and thoroughly cleaned. 7. All parties agree that Landlord shall receive one payment for the full rental amount due each month (rather than multiple/separate payments from each tenant). 8. Landlord shall take responsibility for Pest Control issues that involve the structure of the Property, but only on a case-by-case basis. Tenant shall be responsible for Pest Control issues that arise not related to the structure of the Property. 9. Rent shall be paid no later than by 11:59 p.m. on the 1st day of the month 10. Rent paid after 11:59 p.m. on the 1st day of the month shall be late and must include additional rent of (late fee specified in lease) 11. NO SMOKING 12. Small pets allowed. 13.
