Payments shall be made via agreed upon method. Late payments after 5 days will incur a late fee of $100. Security Deposit: $2878 refundable in accordance with Tennessee law, less any deductions for damages or unpaid rent. 3. Utilities & Expenses Tenant is responsible for all utilities, including but not limited to: Power Gas Water Sewage Trash removal Internet/cable Landlord is not responsible for any utility costs unless specified in writing. 4. Maintenance & Yard Care Tenant agrees to: Maintain the yard, including mowing, raking leaves, and general upkeep. Keep the premises clean and in good condition. Landlord will be responsible for major repairs including HVAC, plumbing, and structural issues. 5. Property Access & Exclusions Bonus Room: One bonus room is used for storage and will remain private and unavailable to tenants. The landlord reserves the right to access it with and advanced notice. Garage: Garage is not included in the rental. Landlord retains full access and may use it daily. Driveway and street parking are available for tenants. 6. Appliances & Fixtures The following appliances are included: refrigerator, oven/stove, dishwasher, washer, dryer. Tenant is responsible for reasonable care; repairs due to normal wear will be the landlord's responsibility. 7. Use & Occupancy Pets: Not allowed (maybe negotiable, if allowed, specify fees/restrictions applies. Premises shall not be used for commercial purposes or illegal activities. 8. Landlord Entry Landlord may enter the premises with 24 48 hours' notice for inspection, repairs, or emergencies. In emergencies, no notice is required. 9. Alterations Tenant shall not make structural changes, paint, or install fixtures without written consent from the landlord. 10. Termination Early termination requires written notice and may include penalties. Security deposit deductions for damages or unpaid rent will follow Tennessee law. 11. Governing Law This Lease shall be governed by and construed under the laws of the State of Tennessee.
