This apartment is a small one-bedroom apartment in downtown Modesto. There are two air conditioners, one in the bedroom and a second in the living room. The bedroom and its small walk-in closet have new vinyl plank floors. The living room has a converted fireplace with a gas heater. The kitchen has a gas range, a fridge, lots of cabinet space, and a built-in ironing board. The bathroom has a bathtub/shower combination. Outside the apartment's back door, there is a small backyard. The larger side yard can also be used for gardening, but cats and dogs are not allowed. Note: Viewings are provided only for prospective residents with credit scores above 625 and verifiable household income above 2.5 times the rent. If there are two adult applicants who are prospective tenants, EACH of them over age 18 must have a credit score of 625 or above. We do not accept co-signers. Six to nine-month lease. Note: all four units share an unmetered hot water heater attached to a neighboring unit. Each tenant is assessed a monthly $30 hot water surcharge. The $30 surcharge is added to the $1175 for a total of $1205 monthly payment. As a result of the hot water surcharge, the tenant's own PG&E bill will include only the gas usage for the range and the heater.
